Services

Our registered certifier issues construction certificates and, when appointed as principal certifier for the building work, inspects it and issues the occupation certificate. These are the kinds of development the certificates cover.

Apartments and mixed use

Apartment buildings, including buildings with shops or offices below. On a class 2 building, a construction certificate also needs the design compliance declarations and regulated designs that the Design and Building Practitioners Act 2020 and its Regulation require; How we work sets out that step.

Childcare

Childcare centres, in a new building or in an existing building changing its use. An occupation certificate authorises the use of a new building, or a change of use of an existing one, under the development consent.

Commercial

Offices, shops and other commercial buildings. Where it applies, the construction certificate includes the Fire and Rescue NSW step set out in How we work.

Houses within a developer's programme

Houses built as part of a developer's programme of work, run with the same process as our larger jobs.

Complying development

Our registered certifier also issues complying development certificates for building work. A complying development certificate is available only for development that a code in the Exempt and Complying Development Codes SEPP (or another environmental planning instrument) lists as complying development, on land it does not exclude, and that meets that code's standards; any other development needs a development application.
